Bressi Ranch December 2012 Real Estate Market Update


Michael Gaddis, J.D. of Dream House Realty, Inc. perfomed a comparative market analysis for Bressi Ranch, Carlsbad, CA on December 12, 2012. The market analysis indicated that, according to the Sandicor MLS, there were 4 “Active” listings in Bressie Ranch, 3 of which were townhouses located in the income restricted development of Mulberry. The lone detached, single family Active listing was located at 2574 Disovery Rd, a 4,598 square foot home listed for $998,000 that has been on the market for 52 days. In additon to the 4 Active listings there were 8 contingent listings, all detached, single family residences. Contingent listings are Active listings that have accepted offers but are contigent on either lender approval, as in the case of a short sale, or court approval, as in the case of a probate sale. Realtors are not allowed to change the status to Pending until the sale is fully approved. As of December 12, 2012, the 8 Contingent listings ranged in size from 2,478-4,608 square feet and in price from $505,000-$825,000. The average list price for the Contingent listings was $636,825 with an average days on market of 134. The market analysis also showed that there were 5 Pending listings as of this date. All 5 Pending listings were detached, single family homes ranging in size from 2,868-4,040 square feet and in price from $635,000-$929,000. The average Pending listing’s list price was $736,560 with an average days on market of 86.


The comparative market analysis revealed that 16 homes were SOLD on the MLS between September 1, 2012 through December 12, 2012. Of the 16 homes that sold, 2 of them were condominiums located in Mulberry. The properties that sold ranged in size from 863-4,608 square feet and in price from $195,000-$829,400. The average sales price for Bressi Ranch homes sale during this period was $562,605 with an average days of market of 79. Of course the average sales price was skewed down due to the 2 Mulberry condominiums which sold for $195,000 and $235,000 respectively.
