Aviara Real Estate Market Update 12-12


As of December 12, 2012 there were 14 “Active” listings in the Aviara community of Carlsbad, CA on the Sandicor MLS (“MLS”). All but one of the Active listings were detached, single family homes. The 14 Active Listings ranged in size from 2,169 to 4,700 square feet and in price from $554,000 to $1,740,000. The current average list price was $922,869, however, this number is slightly skewed by the home located at 7198 Aviara Dr., that was listed for $1,740,000. The next highest list price below the $1,740,000 is a home located at 7176 Aviara Dr. listed for sale at $1,325,000. In addition to the 14 Active listings there were 26 “Pending” listings as of December 12, 2012. Pending listings are listings that are currently in escrow. All but 4 of the Pending listings were identified as detached, single family homes. The list price for the Pending listings ranged in size from 1,481-4,564 square feet and in price from $439,000-$1,349,000. The average Pending list price is $748,357.


As far as SOLD properties are concerned, the MLS indicates that 29 properties have closed between September 1, 2012 and December 12, 2012. Of the SOLD properties, all but 4 of the 29 listings were detached, single family homes. The average market time for these SOLD properties was 69 days and the average sales price was $727,797.
